Specify the Right Security System for the Property

Owners, architects, general contractors, and property teams need a spec—not a sales brochure. Nelson Security designs the system from the property: device intent, coverage, door and alarm logic, and the network assumptions a real install requires. Use that package to bid subcontractors, or have us implement it. If we install, the design and consulting fee rolls into the project.

A Spec the Job Can Actually Be Built From

Vague “we consult” language does not help an architect’s set or a GC’s bid list. We walk the property—or the drawings—and produce a system design: what goes where, why, and what the installer must provide. Platforms are manufacturer-independent so the spec is not a brand quota.

Since 1985 we have designed security that can be installed and maintained. The consulting engagement is the design itself. Implementation is optional.

Two Ways To Use The Design

Same engineering. You decide who builds it.

Spec It for Subcontractors

Take the design into the bid package. Architects and GCs use it so competing installers are pricing the same scope—camera counts and intent, door hardware assumptions, alarm points, recording, and backbone—not three different interpretations of “security.”

  • Property-based device and coverage intent
  • Scope a qualified sub can bid against
  • Manufacturer-independent platform notes
  • You keep the spec whether or not we install

Have Nelson Security Implement It

If we install, the design and consulting fee rolls into the project. The same people who wrote the spec own the install, the documentation, and the path to service. You are not paying twice for the engineering.

  • Design fee credited into the install
  • One team from spec through commissioning
  • Documented as-built for owners and managers
  • Optional service contract after handover

What The Design Covers

Site & Drawings

Walkthrough or plan review: perimeters, entries, interior risk, and where a camera or reader will actually work—not a generic floor-plan stamp.

Video & Coverage

Camera intent by view, recording and retention assumptions, and remote-viewing paths sized so operators can use the system.

Access & Alarms

Door schedules, credential approach, intrusion points, and how video verification should work when a door or zone is in play.

Network Assumptions

PoE, uplink, and closet or enclosure needs so the security stack is not designed in a vacuum the IT or low-voltage bid cannot meet.

Residential Full Stack

On high-end homes, the design can include security, access, network/Wi‑Fi, automation, and AV when those systems are in scope—still manufacturer-independent.

Bid-Ready Notes

Enough written scope for a GC or owner to send to subcontractors, or for Nelson Security to price implementation without re-discovering the job.

Who Typically Hires The Design

Owners & Property Teams

You need a system that matches how the property is used—and a document you can hand to a GC, an architect, or an installer without starting over on every call.

Architects & GCs

You need a security spec that belongs in the set: coordinated with doors, power, and pathways, clear enough to bid, and not locked to a single brand because a vendor wrote it.

Design & Consulting FAQs

What do you deliver in a security system design?

A property-based spec: device locations and types, coverage intent, door and alarm logic, recording and network assumptions, and enough detail for a qualified installer to bid and build. We design from the site—not a catalog package or a sales brochure. Request a consultation — by appointment from our Thousand Oaks base.

Can another contractor install the system you design?

Yes. Owners, architects, and general contractors often use the design as the bid package for subcontractors so competing installers price the same scope. Nelson Security can also implement the spec. You choose the path after the design is clear. You keep the spec whether or not we install.

What happens to the design fee if Nelson Security installs?

If we implement the system, the design and consulting fee rolls into the project. You are not paying twice for the same engineering. The same people who wrote the spec own the install, the documentation, and the path to service.

Do you lock the design to a single manufacturer?

No. We are manufacturer-independent. Platforms are chosen for the property, the operators, and serviceability—not a brand quota because a vendor wrote the spec. Architecture-first notes belong in the set: coordinated with doors, power, and pathways.

Can you design from drawings before the site is walkable?

Yes. We walk the property—or the drawings—and produce device intent, coverage, door and alarm logic, and network assumptions. Site and plan review cover perimeters, entries, and where a camera or reader will actually work—not a generic floor-plan stamp.

How does a residential full-stack spec differ from a commercial one?

High-end homes can include security, access, network and Wi-Fi, automation, and AV when those systems are in scope. Commercial work stays security-forward. Both are written so a GC can bid the same scope across Southern California priority markets.
